Villa Emanuele is a wonderful modern villa with garden, heated pool and whirlpool hot tub, set on a hill in a quiet residential area between the villages of Costarainera, Lingueglietta and Cipressa, yet at less than 10 minutes by car from the sandy beach of San Lorenzo.
Villa Emanuele consists of a main villa and a small neighboring house, in the same property.
Beautiful garden with lawns, palm and olive trees.
Garden furniture, sun loungers and parasols.
Tennis table.
The swimming pool (10x5 mt) can be heated in winter and cold seasons.
Pool house with whirlpool hot-tub for 5 persons and shower.

Free parking inside the property, for 2 cars, behind a gate, plus another parking outside of the property. One more parking near the annex. EV charging station.

The main villa is very spacious, with 6 double bedrooms and 4 bathrooms, accommodating 12 people.
It has elegant and modern furnishing and stylish decor.

Two “Miele” ovens: a convection oven and a steam oven. Induction hob with built-in extractor hood. Wine cooler to keep your wines at the perfect temperature. Refrigerator with freezer. Dishwasher.

Direct access to the garden, and to the veranda equipped with a long table with 16 chairs for alfresco dining.

At the ground floor of the villa there are 4 bedrooms.
The one with the round bed is independent, with ensuite bathroom.
Three other bedrooms share one bathroom.
One bedroom has a direct exit to the garden and a sliding door that separates it from the other two bedrooms.
One bedroom is located near the bathroom, and the last bedroom is located behind a partition for greater privacy.
These two bedrooms have a separate exit from the bedroom which has direct access to the garden.

Ground floor bathroom and laundry
Description and photos
The neighboring house for 4 people can be accessed from the garden, 30 meters above the main villa.
It's a small annex, with equipped kitchen and bathroom on the ground floor.
One double bed at the ground floor, one double bed in the mezzanine (attention: low ceiling) and stairs (without railing) to the mezzanine. We recommend the use of this small annex for young guests, not suitable for elderly people and small children.
Both with Satellite TV.
Air conditioning.
Kitchen corner with 4 hob induction stove top, oven, microwave, dishwasher, refrigerator with freezer, coffee machine, electric kettle.
Outside of the annex, there is a patio for “al fresco” dining, with grill, table, chairs, couch.
Small gravel garden, children elastic trampoline available.

Included costs:
In the summer high season, the rental price is all inclusive:
utilities (electricity, gas, water), initial and final cleanings.
Bed linen and towels are provided, included in the price; if you tell us in advance how many beds you need, you will find them already prepared when you arrive.
Extra costs:
In the cold season, the utilities can be charged separately according to guests' consumption.
HEATED POOL, information about periods and prices:
- pool heating is included in rental price from April to the end of June.
- pool heating is not needed from the end of June to first half of September.
- pool heating is included in rental price from the second half of September to the end of October.
- pool heating is not included in rental price from November to the end of March.
When pool heating is not included in rental price (from November to March), the cost of the service has to be agreed in advance, upon request of the client. The pool heating will be activated only if technically possible and if there is enough time to heat up the pool before the arrival of guests.
JACUZZI HOT-TUB in the wooden house, next to the swimming pool:
- from April to October, hot-tub is included in rental price.
- from November to March, the hot-tub is upon request, at the price of 200€ per week.
Payments:
• If the booking is done well in advance:
First payment:
A first payment of 50% is needed upon booking.
Cancellation / Refund:
You can cancel for any reason and have a full refund of your first payment up til 30 days before arrival.
No refund is possible after that date.
Balance / Second payment:
The balance (the second 50%) must be paid 30 days before arrival with a second bank transfer.
• If the booking is done when there are less than 30 days before the arrival date:
the payment must be made for 100% of the amount, and no refund will be possible.
Guests registration:
Upon check-in, all guest, including children, must provide a valid identity document. This is necessary in order to communicate and register guests to the authorities, as required by Italian law.
